Due to lack of maintenance the property suffered from water ingress.

Upon further inspection the lintel needed replacing.

Solution

Rake out and repoint all brick work on side elevation.

Remove and replace metal lintel.

Removed all cavity wall insulation as it was soaking wet and causing further damage if left in cavity.
